Bayshore Gateway Triangle Mixed-Use Cultural Arts Project

Pizzuti Solutions was selected by the Bayshore Gateway Triangle CRA to act as the Master Developer and to select and manage a multi-disciplinary team to develop a vision and plan for18 acres owned by the CRA south of Naples, Florida. The project was envisioned as a cultural arts village supported by a mix of land use. Pizzuti Solutions performed a market study and analysis, revealing a lack of current demand for retail and office uses in Collier County. With the property facing significant market challenges, Pizzuti Solutions and the CRA recognized that the conceptual master plan needed to incorporate multiple uses in a manner that could be phased to respond to future market conditions and, over time, create an iconic destination for local residents. 

Pizzuti Solutions and the planning team worked with the CRA advisory board, performed stakeholder interviews, engaged the local arts community, and held public meetings to craft a fully defined vision for the project. The conceptual master plan incorporated many cultural facilities, including a performing arts theatre, an amphitheater and grand events lawn, and studio, classroom, and exhibition space. These uses are blended with small-format retail, a fresh market, affordable housing, and a combination of parks, playgrounds, an interactive fountain, plazas, a lakeside promenade, and other hardscape and landscape elements.
