Pizzuti and CBRE Finalize 253,000 SF Build-to-Suit Deal for in Southeast Columbus

The Pizzuti Companies and CBRE finalized a 253,000 square foot build-to-suit deal for in Groveport, Ohio., an Ontario, Canada based, global manufacturer of IT connectivity parts, selected Pizzuti to build and lease the 253,900 square foot, Class-A modern distribution facility in the southeast logistics corridor. Located on a 40-acre lot at 4450 Hamilton Road, the site will also accommodate a future speculative development.

“We are excited to have been selected as the developer for this build-to-suit project for our long-term tenant,” said Jim Miller, Executive Vice President of Development for The Pizzuti Companies. “ was outgrowing their current space, and we were able to provide them with a creative, alternative solution that allows them to double their space as well as accommodate their current employees by staying within close proximity to their current facility.”

“In collaboration with our partners, Olympus Ventures and CBRE, we were able to acquire a 40-acre site and develop this important project for,” Miller added.

“Warehouse inventory in Central Ohio remains very low for businesses within the industrial market,” said Weston Devore, Senior Associate for CBRE. “In Columbus, we are seeing a vacancy rate at sub four percent and with the increased demand from e-commerce, companies like are implementing their forward-thinking strategy by investing in their expansion sooner.”

This build-to-suit project marks’s third expansion in the Columbus industrial market since leasing 48,000 square feet at Pizzuti’s CreekSide Industrial Center in 2011. Since first leasing speculative space over eight years ago, the manufacturer has expanded three times and increased their footprint by over 200,000 square feet.

Located at State Route 33 and Hamilton Road, the location is a unique land opportunity in the southeast logistics corridor, and the site provides excellent freeway visibility.
